Henderson is Nevada's second-largest city and the valley's southeast anchor, and it behaves differently from Las Vegas because it is genuinely a separate city: its own police department, its own parks system, its own development standards. Buyers feel that difference in service levels and street maintenance before they can articulate why.

The city spans everything from 1970s-era Green Valley originals to brand-new master plans still building out, so 'I want Henderson' is the start of a conversation, not the end of one. Here is how I break the city down for buyers and relocations.

Who the city fits

Henderson fits buyers who prioritize municipal polish: the parks and trail systems are extensive, the master-planned cores are well maintained, and the city runs its own police, parks, and development standards. It also fits buyers anchored to the southeast valley: the airport, the resort corridor's south end, or employers along the US-95 and I-515 corridors.

It is a weaker fit if your daily anchor is the northwest valley or Nellis Air Force Base, because you would be crossing the entire metro. Geography should drive that call, and I map it honestly with every relocating client.

The housing stock: five decades wide

Henderson's range is the widest in the valley. Original Green Valley sections from the 1970s and 1980s offer established lots and no-HOA pockets. Green Valley Ranch and the 1990s wave added amenity-driven planned communities. Anthem and MacDonald Highlands climb the foothills with view lots and guard gates. Lake Las Vegas wraps homes around a 320-acre lake, and Inspirada and Cadence are the current master plans still releasing new phases.

That spread means Henderson serves nearly every budget band and product type: condominiums, townhomes, production single-family, custom estates, and age-qualified communities. The tradeoff conversation is almost always age-and-character versus new-and-warrantied, and the right answer depends on your appetite for maintenance.

The HOA reality

Henderson runs the full spectrum. The older Green Valley pockets include genuine no-HOA neighborhoods, which are increasingly rare in this valley and prized by buyers who want autonomy. The master plans carry association stacks similar to Summerlin's: a master assessment plus sub-association dues in gated sections, and newer communities like Inspirada and Cadence commonly carry SID/LID infrastructure assessments on the tax bill as well.

Guard-gated hillside communities carry the heaviest stacks, and they fund real security and real common-area maintenance. None of it is good or bad in the abstract; it is a monthly number that has to sit honestly inside your budget, and I put the full figure in front of my buyers before they write.

Commute anchors, including the military question

Harry Reid International Airport runs about 15 to 20 minutes from the Green Valley side of Henderson. The Strip's south end is 15 to 25 minutes depending on where in the city you start. The I-11, I-515, and US-95 corridors carry commuters north and west, and the 215 Beltway ties Henderson to the rest of the ring.

For military relocations, I give the honest version: Henderson is not the close option for Nellis Air Force Base. The drive from most of Henderson to Nellis runs roughly 30 to 45 minutes each way depending on traffic and where in the city you start. Some buyers on orders accept that commute to get Henderson's parks, schools of choice, and city services; others are better served looking at the northeast valley or Centennial Hills side.
